Modform Home wins gold At 2008 Home Of The Year competition

Carlton Richards’s Modform home in Old Coach Estate, Mahana, Nelson/Tasman won the 2008 Sustainable Home $500,000 - $1 million category at last night’s Master Builders Home of the Year Competition – Nelson, achieving a prestigious Gold Award.

Achieving a Gold means the Modform home now goes into the pool of the top 100 Gold category winners from around the country, all of which are put forward for the national awards to be held in November.

The Modform home’s Sustainable Home category win was due to the four key elements that ensure the Modform’s design is a conscious effort to reduce the impact of its construction and life footprint on the environment. These are: minimal construction waste; superior energy efficiency, high-rating insulation and water preservation.

Carlton Richards says he is thrilled with the award. “There was always a strong sustainable ethic in the development of the Modform, from the first moment I started to plan its design right through to its completion,” he says. “This award confirms that the Modform’s design sets the highest benchmark for a sustainable home in the Nelson region.”


Nelson Premium Modform Homes Buck the Trend

Nelson’s premium Modform homes are bucking the construction industry downturn, by continuing to pick up high-end clients.

Modform was launched in February this year, with its inaugural home setting an exceptional benchmark for its rural development location at Old Coach Estate in Mahana, Nelson/Tasman. Further building contracts have been secured for other sites in the Nelson region, proving that premium, high quality homes are still desired in the marketplace.

Established by Nelson’s award winning Master Builder Carlton Richards, Modform aims to provide the discerning with their ultimate home within an efficient six-month construction period, at a fixed price.

“Experience gleaned from more than 20 years building high-end architecturally designed homes has been poured into the design and construction process of Modform homes,” says Carlton Richards. ”Our intensive research and industry expertise means all the building unknowns are known with a Modform; every component is itemised so we know exactly how much a Modform costs and how to build it within a set time frame.

“The inspiration behind Modform are my clients,” he says. “People who want beautiful, high quality, perfectly finished homes based on designs that consider how they live their lives; their own personal sanctuary that will endure into the future. As well as something beautiful, our clients also desire the security of an agreed construction time and cost, and that is something we can offer them.

“We have designed the Modform to work in numerous living scenarios to accommodate people’s requirements, so that no changes are normally necessary, however, we have also allowed for floorplan flexibility, depending on each site and each client,” says Richards. “For example, one of our latest clients fell in love with the Old Coach Estate Modform on their first visit, but as they have a sloping Atawhai section we have amended the plan to add a downstairs gym and spa/sauna room, while still delivering all the Modform virtues they love.”


Inaugral Modform Sets Premium Benchmark

The first Modform is setting a premium benchmark for its rural development location at Old Coach Estate in Mahana, Nelson/Tasman, New Zealand.

The 300m2 Modform home, designed and built by Nelson’s renowned Master Builder Carlton Richards, sits on a 4,000m2 site capturing stunning views of both Tasman Bay and the snow capped Western Ranges. It is on the market through Summit Real Estate for $1.475 million.

Kirsten Burdekin from Summit says the outstanding Modform is the perfect inaugural home for Old Coach Estate.

“Old Coach Estate is beautifully sited within an established Olive Grove, and the Modform ensures a high standard for the forwarding thinking development,” says Burdekin. “The home is sensitive to its rural location, and its clever design makes it perfect for either families or couples who want a beautiful, private sanctuary to relax or entertain in, or work from.”

Carlton Richards adds that the Modform is an intelligent home.

“The Modform is carefully designed around different living zones, taking into account what we want to achieve each day - restful sleep, quality family time, productive work and effortless entertaining,” says Richards. “When people come home to their beautifully practical Modform after a busy day enjoying the outdoors, we want them to feel grounded and relaxed.”

The Modform is a masonry home with a state-of-the-art kitchen including scullery, and flowing open-plan dining and living inside and out. Expansive floor-to-ceiling double-glazed doors open widely onto the fully landscaped outdoor areas: a flat and private lawn, a kwila deck sheltered by a cantilevered clerestory roof, and a gabion-walled courtyard.

The 3 double bedroom plus office home is finished in superior interior and exterior detailing, a signature of Carlton Richards Architectural Building. The two main bathrooms (one ensuite – with sunken bath and generously sized double rose head shower) are lined in earthy Italian tiles with underfloor heating. Spectacular inside and out, it uses low maintenance solid masonry and concrete walls and floors to retain warmth and keep heating costs down.

Double-glazed windows account for more than 50 per cent of the exterior walls and solar panels use Nelson’s many sunshine hours to make hot water.

The home’s Biolytix System turns sewage and waste water into clean irrigation water and fertiliser for the 4000 sq m section, and a rainwater tank captures and filters water for drinking and washing.

Fixtures and fittings are of exceptional quality – the bathrooms are tiled with Italian porcelain, and a beautiful sunken bath is big enough to accommodate two adults or several children.

The scullery anchors the kitchen, acting as a counterpoint to the two sculptural floating islands and features superb walnut cabinetry – but such astounding craftsmanship and attention to detail are evident throughout the house. And remarkably, it amassed only half the construction waste of a conventionally built home while it was being built

Nelson Builders win national Awards....continued..

Ezebuild took the James Hardie Show Award and the Mico Bathrooms Excellence Award for a show home at Brooks View Heights in Permin Rd, Tasman.

Carlton Richards said today: ‘‘It’s a big accolade and I’m pretty proud of myself.’’ The concrete, steel and glass home was built using sustainability principles. The judges said every detail of the home was extremely well thought out. ‘‘The overall design approach complements the home’s sustainability. It’s a true architectural wonder,’’ they said.

The awards were presented at a gala dinner in Auckland last night.

Ezebuild owner Paul Richards was not there because he had to go to a wedding today. He found out about his win by text message: ‘‘I was pretty stoked last night but a bit disappointed I wasn’t there.’’

The home, for sale for $1.375 million, mixes modern architectural lines with a softer, more homely feel inside. The judges said: ‘‘This show home is a real credit to the builder and is an
example of exceptional craft, with attention paid to every detail.’’

The 2008 House of the Year was won by Lindesay Construction of Auckland for a holiday home
